Massachusetts Agents: MLS PIN Rules + 254 CMR 3.00 + Chapter 93A
Massachusetts has no virtual-staging statute, but between the board advertising rules (254 CMR 3.00), Chapter 93A consumer protection, and MLS PIN listing standards, undisclosed digital alterations have three different enforcement paths.

Avoid MA fines — stage compliantlyBroker
warning
254 CMR 3.00 requires the broker's name in every advertisement and bars blind ads, and Chapter 93A allows multiple damages for willful or knowing violations. If your staged photo ends up on Instagram or a flyer, put the disclosure on the image or in the post so a buyer sees it without clicking away.

254 CMR 3.00 — Massachusetts real-estate advertising standards
A broker shall not advertise in any way that is false or misleading. All advertisements shall include the name of the real estate broker, and ads showing only a post office box, telephone, fax, email, or street address (blind ads) are barred (254 CMR 3.00(9)).
Chapter 93A — Massachusetts Consumer Protection Act
Prohibits unfair or deceptive acts or practices in trade or commerce. Under §9, a court may award up to three but not less than two times damages for a willful or knowing violation, and attorney fees are awarded; a written demand letter is required before suit.

For false or misleading filings that impair statistics or circumvent system routines (Attachment A): $250 first violation, $500 second, $1,000 third, then suspension of at least ten days for each violation after that.
What's allowed
Not addressed in the published rulebook.
What's banned
Images must be limited to objective information about the property or its location, with no broker branding.

Questions Massachusetts agents ask about virtual staging
Does Massachusetts have a virtual-staging-specific law?
No. Obligations flow from 254 CMR 3.00 (board advertising rules), Chapter 93A (the Consumer Protection Act), and NAR Article 12 "true picture" standards. MLS PIN's published rulebook has no virtual-staging provision.
What does Massachusetts require in a listing advertisement?
Under 254 CMR 3.00(9)(a), all advertisements shall include the name of the real estate broker, and blind ads are barred. Salespersons may not advertise property under their own name. The regulation has no staging-disclosure rule, so disclose staged photos as a matter of best practice and under Chapter 93A and NAR Article 12.
