Best AI Virtual Staging Software in 2026: An Honest Comparison

·By Chad, founder of RELTO

Short answer: AI virtual staging tools now all deliver in about a minute and cost a few dollars or less per photo, so speed and price rarely decide it. What separates them is whether the staged photo still shows the same room — same windows, walls, doors and view — and whether the tool helps you disclose the staging the way your MLS requires. Pick on those two, then on price at your monthly volume.

Disclosure: we make RELTO, one of the tools compared here. Competitor prices link to the vendor page they came from, and RELTO's entry says who it is not for. If a price has changed, tell us and we will correct it.

Who each tool is for

Agents and brokerages who care most that the staged photo still shows the real room, and want disclosure handled for them

Not the best fit if

You want the lowest price per photo at high volume — high-allowance plans elsewhere include more photos per dollar

The 10-minute warp test: check any tool yourself

Feature lists will not tell you whether a tool keeps the room intact. Your own photos will. Take your hardest room — wide angle, several windows, a visible ceiling line — run it through two or three tools' free options, and check each result against the original:

  1. Count the windows and check each one is the same size and in the same place.
  2. Check door frames and openings — none added, removed or moved.
  3. Follow the ceiling line and corners — straight where they were straight.
  4. Look at the view through the windows — same trees, buildings or sky.
  5. Check the flooring — same material and the same direction of boards or tile.
  6. Find fixed fixtures — outlets, switches, vents, light fittings, fireplaces — still there.
  7. Compare the room size — furniture scaled so the room does not read bigger than it is.

Run the checklist on this pair: same windows, same chandelier, same wallpaper — only furniture added.

Questions agents ask

What is the best AI virtual staging software for real estate agents?

There is no single best tool; it depends on volume and risk. For the lowest price per photo at high volume, a flat-rate staging-only plan usually wins. For listings where a warped window or a moved wall would mislead buyers, pick a tool that preserves structure and gives you a disclosure workflow. Run the same hard room through two or three free options before you pay — every tool on this page has a free way to try it or a low entry price.

How do I tell whether an AI staging tool changed the room?

Put the original and the staged photo side by side and check the fixed parts of the room: window count and position, door frames, ceiling lines, outlets and switches, flooring direction, and the view through the windows. If any of those changed, the image misrepresents the property. Wide-angle rooms and rooms with lots of windows are where AI tools fail most.

Is AI virtual staging allowed on the MLS?

Most MLSs allow virtual staging when it is disclosed and does not misrepresent the property: furniture and decor can be added, but permanent features such as walls, windows, flooring and views cannot be altered. Rules vary by board, so check yours. Many boards expect a "virtually staged" label and some expect the unstaged original alongside it.

Why is RELTO on its own comparison list?

We make RELTO, so we are not neutral, and we say so at the top of the page. To keep the comparison useful anyway, every competitor price links to the vendor page it came from, each tool lists who it is best for, and RELTO lists who it is not best for.
