For brokers of record

Agents cut corners. Your listing photos can’t.

RELTO is virtual staging built for brokerages. Every image is checked against the original photo before it can be downloaded, an image that changes the room is withheld, and MLS downloads carry only the disclosure your board requires, applied by RELTO instead of left to each agent.

Same room, same windows, same walls. Drag to compare the original with the staged image.

The exposure

One reckless photo. Six ways it lands on the broker.

None of these take bad intent. They take one agent, one free AI tool and one photo nobody checked.

  1. 01

    MLS fines and pulled listings

Many MLSs require virtually staged photos to be disclosed and prohibit altering permanent features. One undisclosed or altered photo can mean a fine, a pulled listing and a compliance mark against your office.

  2. 02

    Ethics complaints

The NAR Code of Ethics requires REALTORS® to present a true picture in their advertising. A photo that adds a window or hides a flaw invites a complaint with your agent’s name on it, and your brokerage’s.

  3. 03

    License discipline

In many states, misleading advertising is grounds for license discipline, and the supervising broker is expected to have caught it before it went live.

  4. 04

    Buyer claims

A buyer who relied on a photo that hid a crack, a stain or a power line has a misrepresentation story a lawyer wants to hear. “It was just staging” is not a defense.

  5. 05

    The screenshot

One buyer, one side-by-side, one post, and a listing photo becomes a story about your brand. Nobody reading it sees the disclaimer.

  6. 06

The deal that dies at the door

A buyer drives across town for the room in the photo and walks into a different one. The deal does not die in the kitchen. It dies at the front door.

Right now, in your office

How many photos did your agents publish last month? Who checked them?

Every agent picks their own tool, their own settings and their own idea of “close enough.” The question is not whether an altered photo goes out under your name. It is whether you find out before a buyer, an MLS or a lawyer does.

  • No standard.
  • No visibility.
  • No policy.

Take the decision away from agents

The furniture changes. The room and the disclosure do not.

  1. 01

Every image is checked against the original

RELTO adds furniture and decor, not features. It locates the windows, doors and room framing in the original photo and measures the staged result against them, on the web app and through the API alike.

  2. 02

An image that changes the room never reaches the agent

When the check finds an altered fixed feature, the image is withheld. One that could not be fully confirmed is delivered with a flag telling the agent to compare it with the original before publishing.

  3. 03

MLS disclosure is applied by RELTO, not typed by the agent

MLS downloads carry a compact “Virtually Staged” label with no vendor logo, branding or URL. Boards with their own wording get their wording; California listings get AB 723. The original photo stays available for review.

And you can’t just ban it

Ban AI staging, and the listing goes to the brokerage that stages.

An empty room is a measurement. A staged room is a Saturday morning: coffee by the window, the reading chair in the corner, the dinner party there is finally space for. Buyers fall for a life they can picture.

Sellers know it. A ban does not remove the risk. It removes the listing.

83%
of buyers’ agents said staging made it easier for a buyer to picture a property as their future home
49%
of sellers’ agents said staging reduced a home’s time on market
29%
of agents reported staging raised the dollar value offered by 1–10%

How a rollout works

Prove it on one team. Then take it brokerage-wide.

No platform migration and nothing to install. A pilot runs on your real listings, and the rollout is a seat count.

  1. 01

    Pilot on real listings

One office or team stages its live listings. You review every image before anyone signs a rollout.

  2. 02

    One account, one invoice

Team seats, member invitations and role-based access, instead of agents expensing whatever tool they found.

  3. 03

The same checks on every path

Structural checks and MLS disclosure run on every image, on the web app and through the API alike. Agents get the result, not a shortcut around it.

  4. 04

    Inside your own systems

A REST API with batch submission and signed webhooks puts the same checks inside the tools your agents already use.

Questions

What compliance and IT will ask.

What disclosure appears on the image?+

MLS downloads carry a compact, neutral “Virtually Staged” label with no RELTO logo, branding or URL. Where a board prescribes its own wording or placement, that is applied instead, and California listings include the AB 723 disclosure. Every staged image carries a QR code and short link to the original, unaltered photo.

Can an agent change the room?+

RELTO adds furniture and decor, not features. It locates the windows, doors and room framing in the original photo and measures the staged result against them. Every image is classified on delivery: one that altered a fixed feature is withheld, and one that could not be fully confirmed is delivered with a flag telling the agent to compare it with the original before publishing.

Who applies the MLS disclosure?+

RELTO does, at download. An MLS download carries the label or wording the listing’s board requires, applied automatically rather than written by the agent.

Is RELTO SOC 2 certified?+

RELTO runs on SOC 2 Type II audited infrastructure (Vercel, Supabase and Stripe) and does not hold a SOC 2 report of its own. We provide written security policies covering access control, change management, incident response, vulnerability management and disaster recovery for your review.

What does a pilot include?+

Pilot packages start at $5,000. One office or team stages its own live listings with disclosure on every image, an onboarding call and a usage readout at the end. The exact scope is set on the first call.

How is enterprise pricing structured?+

Enterprise starts at $7,500/month, with final pricing based on team size and volume. Strategic Enterprise is quoted through sales.

Can we integrate RELTO into our own platform?+

Yes. Submit a listing photo by REST API and poll for the result, or receive a signed webhook. Batches take up to 50 photos per request, and a retry with the same idempotency key returns the original job without a second charge.

Your agents will use AI staging. The only question is whether you control it.
