Is virtual staging allowed on the MLS?
Generally yes, on conditions that differ by board. Bright MLS permits adding furniture, mirrors, artwork and plants to an empty room if the remarks say the image is virtually staged (Appendix C, § 4.B.i; Appendix D, § 8). HAR limits staging to furnishings and wall décor and requires the Photo Description to say so (Rule 1.25.1). The NTREIS rulebook never mentions virtual staging; its photo rule bars “digitally enhanced modifications that would misrepresent the true condition or appearance of the property” (§ 7.30), so confirm with NTREIS before publishing. In California, § 10140.8 also requires a link to the original photo. RELTO adds furniture and decor only. Check your own board’s current rulebook before you publish; our MLS compliance pages quote each one and link to the source.
