About RELTO

Stage the room.
Never change the house.

RELTO stages listing photos without moving a wall, puts the disclosure on the image, and keeps a record of what changed. It was built by someone who sold real estate, for agents in our industry who answer for their photos.

Why I built it

I'm Chad. I sold real estate in Atlanta, and I live in Jacksonville now. Selling taught me that most of the job happens before anyone walks through a door: a buyer scrolls through listings on a phone and decides which few are worth a Saturday.

An empty room loses that scroll. Furniture is what lets someone picture their own life in a space, which is why staging works. Having sold homes myself, I could see the catch in AI staging: a tool that adds a window, moves a wall, or makes a room look bigger than it is. The buyer walks in, the room doesn't match the photo, and the trust it took to get them there is gone. The agent who posted that photo is the one who answers for it, to the buyer and to the MLS.

So I built RELTO around one rule: stage the room, never change the house. It finds the walls, windows, doors, and rooflines before it adds anything, holds them in place while it stages, and checks the result against the original photo. The disclosure goes on the image, and every render keeps a record of what was checked. That structure-locking method is patent pending.

It's built for the agents, teams, and brokerages that carry the risk when a photo misleads. RELTO is in public beta: it works today, and it's still improving week to week.

Stage every listing. Just make sure the room in the photo is the room they walk into.

What sits under the staging

The furniture is the easy part. This is the part that holds up when a buyer, a broker, or a board asks what changed.

Structure locked

Walls, windows, doors, and rooflines are found before any furniture goes in, and held in place while the room is staged.

Checked before delivery

Each render is compared with the original photo. If the structure moved, the image is flagged for review or held back instead of handed over.

Disclosure built in

The "Virtually Staged" disclosure boards expect goes on the image itself, with board-aware rules behind it.

A record for every image

Each render keeps a record of what was checked and how it was classified, so a broker can show what changed and what didn't.

Patent Pending (US Provisional Application 64/007,210)

RELTO provides tools to support MLS compliance workflows. RELTO does not provide legal advice and does not guarantee compliance with any specific MLS board, state law, or federal regulation. Agents and brokers should verify all outputs meet their board's current requirements before submission.

Where this is going

AI is going to touch a lot of listing photos, and the rules are catching up. Since 2026, California has required real estate licensees, and anyone advertising a property on their behalf, to disclose an altered listing image and provide a way to see the original. Wisconsin's rule takes effect in 2027 and applies to licensees when an alteration creates a false or misleading impression of the property. Most MLSs already require disclosure as well. See what each state requires.

I think the tools that last will be the ones that can prove what they changed. That's the layer RELTO is building: a record for every altered photo of what changed and what didn't, and next, a signed certificate a broker or an MLS can check for itself.

It's for the brokerages that carry the liability, and for the photography, listing-marketing, and brokerage platforms agents already work in. If you run one of those, I'd like to talk.

Pick “Partnership” on the form. It comes to me directly.
