The empty-unit listing problem
A unit you rent unfurnished photographs as bare walls and carpet, and in California an edited rental photo needs its own disclosure under AB 2025, effective January 1, 2027.
Empty units all look the same online
White walls, beige carpet, one window. Renters flipping through dozens of listings have nothing to remember yours by — staged photos give the unit an identity.
Staging a rental physically makes no sense
Traditional staging runs $2,000-$5,000, and the tenant who signs does not get the furniture, so it is hard to justify on a unit you rent unfurnished. Virtual staging puts furniture in the listing photos only.
Every turnover means re-marketing from scratch
Each vacancy cycle needs fresh, appealing photos fast. Staged images from the last turnover can be reused or restyled in minutes, not reshot.
Turn turnover photos into leasing photos
Works with the photos you already take between tenants.
Photograph the clean, empty unit
Right after the turnover clean is the perfect moment — bright, empty, and ready.
Stage it for your renter, not a buyer
Pick styles that match your market: Modern Minimalist for young professionals, Cozy Traditional for family neighborhoods.
Publish everywhere you list
Use the staged photos on Zillow Rentals, Apartments.com, Facebook Marketplace, and your own site — with virtual-staging disclosure applied.
Built for the economics of rentals
No physical staging, ever
The furniture in the photo costs nothing to buy, move, insure, or store — and nothing to remove when the lease is signed.
Honest expectations, fewer wasted showings
The room’s real dimensions, windows, and finishes are preserved, and disclosure is automatic — prospects who show up already know the space.
Restage per audience
Same unit, different renters: restyle the second bedroom as an office for professionals or a kids’ room for families, and run the listing that fits.
Scales across your portfolio
At about a minute per image, staging every unit in a small portfolio is an afternoon, not a budget line. For larger portfolios, see our property management plans.
Landlords & Rental Owners FAQ
Do I have to disclose a virtually staged photo in a rental listing?
It depends on the state, and the rule that exists today is California’s. AB 723 (Bus. & Prof. Code § 10140.8) covers advertising “for the sale of real property”, so on its text it does not reach rentals. AB 2025 (Chapter 572, Statutes of 2026), effective January 1, 2027, does: any person advertising a residential rental, landlords included, must put a reasonably conspicuous statement on or next to a digitally altered image and link to the original, unaltered image. Adding furniture counts as altering. RELTO has not read the chaptered text of AB 2025, so its penalties are not stated here; confirm them on the California Legislative Information site. This page holds no rental-specific rule for other states, so check your state’s advertising and fair-housing rules. RELTO applies the staged-image disclosure automatically, and keeping the unstaged photo in the listing is what lets you give renters the original.
What does it cost per unit?
Free to start. No credit card required. Free results carry a RELTO badge with the virtual-staging disclosure. For ongoing use across turnovers, Pro is $29.99/mo for one agent, Team is $199/mo, Brokerage is $499/mo, and Enterprise is custom pricing.
Can I reuse staged photos for the next vacancy?
Only while the room still looks like the original underneath. A staged photo shows the walls, flooring and fixtures from the day it was shot, so new carpet, a repaint or replaced appliances make it inaccurate. If nothing under the furniture has changed, reuse it with the same disclosure and keep the original photo it was made from, since that is the image a California rental ad must link to from January 1, 2027.
What if my unit is currently occupied and furnished?
Use the furniture-removal tool on photos of the furnished unit to generate clean empty-room images, then restage those in a neutral style for the listing.
I manage many units — is there a better fit than the standard plans?
Yes. RELTO’s property management offering covers multi-unit portfolios with centralized billing and team access. See the property management page or contact sales.
