Atlanta Agents: GAMLS Requires Before & After Photos for Every Staged Listing

GAMLS publishes a detailed staging policy, including a collage requirement for staged primary photos. It also bars watermarks and overlays on listing images, so the disclosure goes in the public remarks.

Informational only — not legal advice, not a substitute for counsel, and no attorney-client relationship is created. Confirm every rule with your broker and a licensed real-estate attorney before relying on it. This entry is verified against secondary public guidance (MLS advisory, regulator memo, or REALTOR association PDF).

Avoid GA fines — stage compliantly

Broker warning

If you list in the Atlanta metro, you may be on both FMLS and GAMLS — and their rules aren't identical. Check the requirements for each board your agents list on.

Your board's rules

What Georgia MLS boards require for virtual staging

FMLS

What you need to disclose

We could not verify an FMLS-specific staging rule; FMLS rules are member-gated. Check FMLS directly.

What happens if you don't

Not published in the sources we could read.

What's allowed

Not verified; check FMLS directly.

What's banned

Not verified; check FMLS directly.

GAMLS

What you need to disclose

Staged images must be designated as virtually staged in the public remarks. An image of the existing room in its current state must appear immediately before or after the staged image (except on To-Be-Built and Under Construction listings). If the primary photo is staged, both versions must appear in a collage. Digitally added items must keep their true aspect ratio.

What happens if you don't

Not published in the sources we could read.

What's allowed

Standard virtual staging with disclosure and before/after pairing. Landscaping improvements that could "realistically be made" are permitted.

What's banned

Adding views (lakes, skylines) that don't exist. Adding fixed features (fireplaces). Furniture or items too large for the room (items must keep true proportions). Digitally altering images in ways that change the accuracy of the listing's depiction. Overlays of other images or logos, and watermarks. GAMLS has final judgment on the acceptability of listing images.

Questions Georgia agents ask about virtual staging

What are the FMLS and GAMLS virtual staging rules?

GAMLS: designate staged images in the public remarks, include the original image immediately before or after, and use a before/after collage if the primary photo is staged. GAMLS also prohibits watermarks and overlays on images. FMLS rules are member-gated, so verify them directly.

How does RELTO help Georgia agents?

RELTO pairs the original with each staged image. Because the GAMLS photo policy prohibits watermarks and overlays on images, do not upload a watermarked export to GAMLS; put the disclosure in the public remarks.
