RealTracs: virtual staging rules

What RealTracs requires before a virtually staged photo goes into a listing — the disclosure rule, the edits it permits, the edits it prohibits, and what happens when a listing gets it wrong.

Documented in RELTO's Tennessee compliance research (state entry last verified October 11, 2026)

Disclosure rule

Rule 2.19(e) (last revised July 28, 2026): all virtually staged images must be designated as such in the media remarks, and an image of the existing room or property in its current state must be included immediately before or after the virtually staged image, except on To-Be-Built and Under Construction listings.

Permitted

Furniture, mirrors, artwork, rugs, and plants, and landscaping improvements that could realistically be made.

Prohibited

Furniture or personal property that will not fit, views that do not exist, fixed features that do not exist, removing power lines, utility poles, or water towers, and overlays of text, photos, or logos on images (Rule 2.19(d)).

Penalty

Fines under the Rule 1.13 Infractions and Penalties Schedule; Realtracs staff may remove photographs (Rule 2.19(g)).

Provenance: these board rules were documented as part of RELTO's Tennessee research, whose state entry is verified against secondary public guidance (MLS advisory, regulator memo, or REALTOR association PDF). No separate board-rulebook citation is indexed for this rule — confirm the current wording with the board directly. Informational only — not legal advice. RELTO is a virtual-staging technology provider, not a law firm, and nothing on this page creates an attorney-client relationship. Board rules and enforcement practices change; confirm each rule with the board's current rulebook, your broker, and a licensed real-estate attorney before relying on it. Every rule above was documented as part of the state research that covers this board; verification dates and confidence tiers describe those state entries, not board-specific rulebook citations.
