NorthstarMLS: virtual staging rules
What NorthstarMLS requires before a virtually staged photo goes into a listing — the disclosure rule, the edits it permits, the edits it prohibits, and what happens when a listing gets it wrong.
Disclosure rule
NorthstarMLS guidelines published July 10, 2026, which the MLS calls proposed: a virtually staged, AI-generated, or AI-enhanced photo should be identified in the caption, on the photo, or in remarks, and the guidelines also say the disclosure must appear in the photo caption or filename visible in the listing viewer, or on the altered photo. The listing should include at least one unaltered "Before" image for each staged room.
Permitted
Adding or removing personal property such as furniture and décor. Standard corrections (cropping, exposure, color balance, minor retouching) that do not materially change permanent elements.
Prohibited
Altering or hiding permanent or structural elements such as walls, floor coverings, doors and windows, roofing, or fireplaces. AI or editing that depicts permanent features, structural changes, or improvements that do not exist.
Penalty
No fine is stated in the guidelines. Questions: help@northstarmls.com or 651-251-5456.
Provenance: these board rules were documented as part of RELTO's Minnesota research, whose state entry is verified against secondary public guidance (MLS advisory, regulator memo, or REALTOR association PDF). No separate board-rulebook citation is indexed for this rule — confirm the current wording with the board directly. Stage a photo freeInformational only — not legal advice. RELTO is a virtual-staging technology provider, not a law firm, and nothing on this page creates an attorney-client relationship. Board rules and enforcement practices change; confirm each rule with the board's current rulebook, your broker, and a licensed real-estate attorney before relying on it. Every rule above was documented as part of the state research that covers this board; verification dates and confidence tiers describe those state entries, not board-specific rulebook citations.
