Heartland MLS: virtual staging rules
What Heartland MLS requires before a virtually staged photo goes into a listing — the disclosure rule, the edits it permits, the edits it prohibits, and what happens when a listing gets it wrong.
Disclosure rule
Heartland MLS Rules and Regulations (revised August 2024; not confirmed current), Section 11.2.2: disclosure of a virtually staged photo should be done in the photo description field for each photo affected. A material change to an affixed element must be stated on the photo and immediately followed by a photo of the room or property as it looked when listed. Serves greater Kansas City.
Permitted
Virtual staging, with disclosure in the photo description field.
Prohibited
Changing affixed elements without a legible statement on the photo and a follow-up photo of the room as listed; adding visual elements outside the owner's control (for example a lake or skyline view that is not actually visible) and removing elements such as power lines, water towers or nearby highways (Section 11.2.2).
Penalty
Noncompliant listings have all photos except the front photo removed and are subject to a fine under Section 7.3.
Provenance: these board rules were documented as part of RELTO's Missouri research, whose state entry is verified against the board or statute’s own public rulebook. No separate board-rulebook citation is indexed for this rule — confirm the current wording with the board directly. Stage a photo freeInformational only — not legal advice. RELTO is a virtual-staging technology provider, not a law firm, and nothing on this page creates an attorney-client relationship. Board rules and enforcement practices change; confirm each rule with the board's current rulebook, your broker, and a licensed real-estate attorney before relying on it. Every rule above was documented as part of the state research that covers this board; verification dates and confidence tiers describe those state entries, not board-specific rulebook citations.
