NAR-Aligned Defaults
Default settings follow NAR's latest virtual staging guidelines. Updated as guidelines evolve.
NAR Virtual Staging Guidelines at a Glance
- Virtual staging photos must be clearly identified as digitally altered
- A watermark or caption should indicate the image is virtually staged
- Listing descriptions should disclose that staging is virtual, not physical
- Structural elements of the property must not be digitally altered
- Virtual staging should not misrepresent the condition of the property
- Photos should accurately represent the space: no adding windows, removing walls, or hiding defects
RELTO's architecture-aware AI inherently follows the structural preservation guideline: it detects and preserves walls, windows, and doors without altering the property's structure.
MLS Compliance FAQ
Is virtual staging allowed on MLS listings?
Yes. Most MLS systems allow virtually staged photos as long as they are clearly disclosed. The labelling rules come from each MLS and, in California, from state law; wording and placement vary by board.
How does RELTO handle MLS compliance?
RELTO automatically adds 'Virtually Staged' watermarks to images on free tier. On paid plans, watermarks can be customized or removed, but agents must still disclose in their listing descriptions.
What are NAR's guidelines for virtual staging?
NAR Article 12 requires REALTORS® to present a true picture in advertising, and Standard of Practice 12-10 prohibits misleading images and deceptive manipulation of listing content. The Code does not contain a rule mandating a specific virtual-staging disclosure label — that obligation comes from MLS rules and, in California, from Bus. & Prof. Code § 10140.8.
Do different MLS systems have different staging rules?
Yes. Requirements vary by MLS. Some require watermarks on the image itself, others accept disclosure in the remarks only. RELTO supports both approaches. We recommend checking your local MLS rules and configuring RELTO's compliance settings accordingly.
What happens if an agent forgets to disclose virtual staging?
Non-disclosure can result in MLS fines, listing removal, or ethics complaints. RELTO Enterprise's compliance controls help prevent this by applying watermarks and disclosure prompts.
