# GAMLS: virtual staging rules

- Board: GAMLS
- States: Georgia
- Canonical page: https://relto.app/mls-compliance/boards/gamls

## As documented in RELTO's Georgia research

- Disclosure rule: Staged images must be designated as virtually staged in the public remarks. An image of the existing room in its current state must appear immediately before or after the staged image (except on To-Be-Built and Under Construction listings). If the primary photo is staged, both versions must appear in a collage. Digitally added items must keep their true aspect ratio.
- Permitted: Standard virtual staging with disclosure and before/after pairing. Landscaping improvements that could "realistically be made" are permitted.
- Prohibited: Adding views (lakes, skylines) that don't exist. Adding fixed features (fireplaces). Furniture or items too large for the room (items must keep true proportions). Digitally altering images in ways that change the accuracy of the listing's depiction. Overlays of other images or logos, and watermarks. GAMLS has final judgment on the acceptability of listing images.
- Penalty: Not published in the sources we could read.

Provenance: these board rules were documented as part of RELTO's Georgia research, whose state entry is verified against secondary public guidance (MLS advisory, regulator memo, or REALTOR association PDF) (last verified 2026-10-11). No separate board-rulebook citation is indexed for this rule — confirm the current wording with the board directly. ## Not legal advice

Informational only. RELTO is a virtual-staging technology provider, not a law firm. Board rules and enforcement practices change; confirm each rule with the board’s current rulebook, your broker, and a licensed real-estate attorney before relying on it. Verification dates and confidence tiers describe the state entries, not board-specific rulebook citations.
