# Canopy MLS: virtual staging rules

- Board: Canopy MLS
- States: North Carolina
- Canonical page: https://relto.app/mls-compliance/boards/canopy-mls

## As documented in RELTO's North Carolina research

- Disclosure rule: Rule 1.18.1: for AI-enhanced and virtually staged photos, renderings and virtual tours, the disclosure must be clear, readily visible, and directly ON the image or within the virtual tour. Disclosure provided only in captions, agent remarks, or supplemental text is not acceptable.
- Permitted: Replace personal property items, cosmetic alterations with no structural changes. AI-enhanced and virtually staged images ARE permitted for proposed/under-construction properties.
- Prohibited: Adding or generating visual elements not within the owner's control or not physically possible (for example views, added amenities or structural features, changed room dimensions); removing or concealing such elements or hiding material defects (Rule 1.18.1(a)-(b)).
- Penalty: Enforced under Canopy's compliance program (Sections 8.4 and 8.5). Virtual-staging problems are not separately listed; the Category I catch-all applies to rule violations not listed in Categories II-IV. The first Category I violation carries no fine and must be corrected within two business days (Section 8.4.1).

Provenance: these board rules were documented as part of RELTO's North Carolina research, whose state entry is verified against the board or statute’s own public rulebook (last verified 2026-10-11). No separate board-rulebook citation is indexed for this rule — confirm the current wording with the board directly. ## Not legal advice

Informational only. RELTO is a virtual-staging technology provider, not a law firm. Board rules and enforcement practices change; confirm each rule with the board’s current rulebook, your broker, and a licensed real-estate attorney before relying on it. Verification dates and confidence tiers describe the state entries, not board-specific rulebook citations.
